More than 11 hours of conversations, preference surveys, breakout groups, drawings, hands-on exercises with Lego buildings, and presentations resulted in community agreement on several vision elements to move forward with development of the site. The adjoining neighbors and the Sarasota public at large agreed the vision of land use for the site should include:
- Mixed use, including office, neighborhood retail, and residential uses in specified locations. The possibility of a hotel was discussed on the northern portion of the site
- Architecturally interesting buildings and streetscapes. This is important on all four sides of the property
- Two to six stories of development over the site in specified locations, with a stepping down of building height closer to existing single family neighborhoods
